Known as the Hot Water Extraction (HWE) method, this technique is also known as “steam cleaning”. Here’s how it happens:
1. A high-performance unit “injects” hot water steam deep down to the very fibre of your textile floor covering;
2. Simultaneously, a suction attachment is at work to remove up to 95% of moisture and dislodged unsanitary agents.

If your carpet has woollen fibres, then it will take about 4 hours. Other than that, it should be about a couple of hours. We also offer free Air movers to speed up to drying, especially if there is no air circulation.

Well, it depends on what kind of foot traffic they are exposed to. Stain protection for carpeting also makes a difference. Generally, we recommend professional cleaning at least twice a year.

It really depends on the work we need to do. Our estimates are free of charge for this very reason. We have the training and experience to recommend the most practical and economical solution for your particular situation. In general, smaller jobs may only be a few hundred pounds; larger scale jobs can be several thousand pounds.

The exact details of any estimate will depend on the kind of floor you have, the location and the traffic conditions. However, any floor restoration estimate should be in writing and give a clear statement of the state of your floor, a clear explanation of the work needed to restore your floor to the desired condition and a fixed price for the work.

The majority of our work can be completed in one or two days. However, as we are a full-service hard floor restoration contractor, there are some larger scale jobs that may take many days to complete. In every case, our estimate will clarify the expected completion time.

We believe our prices are very competitive, but do not publish a fixed hourly rate. All jobs are priced according to the service required, whether it commercial service, a builders clean or a one-off deep clean. A number of variables will impact the final calculation of the rate such as equipment and materials.

Yes. All managers and supervisors receive comprehensive training to enable them to manage the sites under their supervision in line with Royal Clean’s guidelines and required standards. Each of our cleaning operatives receives comprehensive in-house and in-situ training in all areas required for them to skilfully perform their duties. All Health and Safety issues and key company policies are covered in their initial training and induction.

Yes. Generally, we supply all the labour, equipment, machinery and materials required to carry out all our cleaning tasks within the agreed price.

Yes. Once you have received the formal quotation from us and are serious about going ahead, we will be happy to provide you with customer references to help you finalise your decision.

Yes. Contracts are signed before going ahead with any work, along with the opening of your Royal Clean account.

We will always try to arrange the cleaning at the most convenient time for yourself and most work can often be carried out within a few days of contacting us.

No, we don’t price match our competitors. We provide exceptional value for money and our aim is to provide you with an unsurpassed clean so we have the best trained technicians and equipment. Our prices are competitive and also reflect the care, attention and results we will deliver to you.

Prior to cleaning we will give you an honest idea of the results of the cleaning. If you are unhappy with any of the cleaning then please contact us immediately and at our expense we will come back at the earliest available opportunity (normally within 48 hours) to resolve the issue.
If you are still unsatisfied with the cleaning we will refund your money.

We can clean them as often or as infrequent as you like.  Most customers choose every 4 or 8 weeks.  We are very happy to do them less often as long as it coincides with a time when we are cleaning other properties in your area.

Yes, we are happy to carry out a one off clean.

Initially, we provide two prices, one for the initial deep clean and then a regular price for every clean thereafter. The regular clean price is the price you will pay after we have cleaned your windows.  There are no hidden charges.

Yes, when we use the pure water fed poles we clean all the window, including frames, sills and doors.

There is really no difference between the two terms. Either phrase can be substituted for our service. Don’t be concerned about the term “power” or “pressure. Royal Clean technicians are trained to use the proper pressure to clean each surface.

Pressure washing can quickly become a science project without proper experience. The surface, cleaning product, pressure and type of pressure washer you’re using all play a vital role in how clean your surface will get. More importantly, for how long they will stay clean too. With over 10 years experience, Royal Clean understands what it takes to clean even the most difficult surfaces. From vinyl siding, to concrete, decks and paver stones, we have the products, equipment and insurance to guarantee you a clean surface, every time.

All Royal Clean products are VOC compliant and we make a strong effort to ensure the use of only “green” products. The surface you need cleaned will determine what chemical will be used. How dirty your surface is will determine how much chemical will be used. Our power washers allow for variable pressures to keep minimal pressure on a particular surface. Cleaning vinyl siding with our soft washing technique uses a mixture of eco-friendly chemicals and very low pressure. For some concrete cleaning jobs, we do not need any chemicals. Just good old fashioned water pressure and a flat surface cleaner designed specifically for concrete cleaning. The deck cleaning chemicals we use depend on the type of deck and staining application that is currently being used.

Absolutely. Not only can we remove all paint-based graffiti, but we do it safely. In some instances, graffiti may be found near vegetation or other sensitive surfaces. With our environmentally friendly graffiti removal products, we can get rid of the graffiti without damaging the surrounding area.

As for efflorescence, we can clean affected surfaces, but as this condition typically is a sign of other underlying water intrusion related issues, this condition often can reappear if the source(s) are left unidentified and untreated. Our Exterior Building Services professionals can assist with helping to identify and address these issues.

For the majority of surfaces, an annual power washing should suffice. It does depend on the materials used to create/build the surface as well as the current condition of the surface, so you may need to increase the frequency of power washings.

While power washing can be viewed as a do-it-yourself project, there is a clear distinction between a DIY crew and professional services. This means you get greater capability of equipment and greater expertise by having trained power washing technicians do it for you.

A do-it-yourself washer may set the pressure too high for the surface or hold the nozzle too close to it. This can result in chipped painting, damaged screens, and ruined siding. And though most power washing equipment you can rent has the same PSI as commercial-grade tools, it holds a minimal amount of water—making this project take days, not hours.
